me and kaz got approved for our house loan :D and we put down a security deposit on a block of land...hopefully we will have something built with in 6months time!!! will be sooo good to have a house of our own that we can touch and change things on... :D :D :D
congrats.
6 months is quick - unless you are looking at one of those property groups with the house and land packages

6 months is quick as man. i dunno how it works interstate but its more likely to be 12. im building one at the moment, and all the paperwork says to allow 12-14 months from the signing of the house plans till completion.
plus youve gotta get soil reports etc etc and that all takes time.
its good that youve decided to get into realestate. i was planning on buyin a new car, but decided to put it into a house.... you cant make money on a car.

i jsut got a new car a few months ago too :p haha
sorry kitty its only a 3 bedda...cheaper and we can make it nicer :D and get a few extras we want

weve ended up finding a place to build in eagleby at a very good price plus we get the $21,000...
weve got a good backyard too so we can have parties...

and 20 weeks from signing to key turning in qld is the norm if you go house and land ... if it takes them longer they usually have something in the contract saying they will pay the rent for the extra time

Best wishes to everyone who has taken the housing plunge.
When doing the house and land package be aware of the phone call from the builder when they ask for more money because there are problems with the foundations. I don't know of many people who have built and not recieved this call, most cave and pay thousands more for their house than they need to.

yeah well they do a ground and soil test before building and tell you a total price...then you sign a builders contract which secures the price and it cant be more :D

house and land packages are a fixed price based on level blocks , the only time they will be charged extra is if they strike rock and have to jackhammer for your foundations there is a rock clause in your contract , were you are building is not a rocky area
if your block is not level there can be extra charge for excavation work and bigger footings but again this is in the fixed price on your block of land
rock can not be quoted as nobody no's how many hours of excavator work is required per site

I know a gallery of people (myself amongst them) who have bought so-called fixed price house and land packages and not one hasn't had the 'we need an extra $x,000 dollars for foundations' phone call.
I hope for Kazz and Bourbs it doesn't happen but that's no reason for them to shove their heads up their a$$ and hope it doesn't happen to them. When it happened to me I argued the point, they backed off, I kept my 25 year structual guarentee and saved a 5% addition to my building costs.

thats what the soil test is for to see if its rocky and so on...im not tryin to say your wrong...but yeah...as far as i know eagleby is pretty good...
ok just to set it straight. we got approved for a loan for more than what the house will cost. we have a bit of "just in case money" if something like that does happen. we will have a solicitor for loan and a different one for the house. however a contract is a contract if you and the builder sign that there is a set price after everything has been worked out (soil tests etc) than as far as im aware to bad if its going to cost more? that is a legal contract that we both sign and trust me i will read it twice. But if there is a loop hole somewhere, we do have something to fall back on. I have seen what you are talking about cosmo all to many times, so im not going to think it wont happen to us but i do think we have set ourselves up pretty well to avoid that kind if incident.

I am so sick of friends being negative about what we are doing and telling us all the what ifs? and ohh be careful about this and that. like we haven't looked into it and researched into it at all.
Im sorry but i am aware that anything can happen, and we are prepared for that, We are not stupid and do not have our heads in the clouds.

P.s not directed at anyone on here because i do understand what cosmo is saying. Just angry that some friends have been so negative about it and am feeling a little let down.
Yes I've had people with a lot of "good advice" and good intentions but sometimes it just gets a bit much.
I find ts best just to try and not get annoyed, coz people are just trying to help.

ok weve just had more convos with the lady about all of the soil testing crap and so on...as soon as the builders give us a price thats set...we sign a HIA contract...can not change...if they start digging for footings and so on and they find some soft spots or large rocks the developer will take the extra...we triple checked with them too make sure...they deal with these developers a bit and the developers want their business so they do the right thing by them and the person buying the house...
